Look at the masterplan, the infrastructure and the future landmarks, not only at what an area looks like today. Sometimes the biggest value is created before the skyline is complete. These are three areas I am watching now.

A master developer keeps building this waterfront community, with Dubai Square and Dubai Creek Tower still to come. Buy the plan, not only the view.
Central, on the creek, and still priced below Downtown. Launches from high volume developers keep drawing buyers to the area.
One developer keeps building here after its first launches. Rental demand is the reason investors look at DLRC first.

I meet developers, visit locations, read the plans and stay connected with what is happening on the ground. That is what an honest recommendation costs.
The handovers, not the renders. Developer delivery history comes first.
Supply matters. How many similar units complete near yours before handover?
Payment plans have small print. Resale restrictions and post-handover terms change the return.
A sold-out or trending project is not automatically a good investment.
Buy the numbers. Entry price against comparable projects, then the view.
